Questions About Working With Buildform

What homeowners ask before beginning a design-build project in the Hamptons.

Buildform operates as a fully integrated design-build firm, meaning design and construction are managed by the same team under a single contract. We do not subcontract critical trades, we do not use the traditional bid model, and we do not take on more projects than we can give our full attention to. Our focus is narrow by design: custom homes, full gut interior transformations, and structural additions in the Hamptons. This specialization allows us to maintain a standard of quality and communication that generalist contractors cannot replicate.

The design-build model eliminates the adversarial dynamic that often exists between architects and contractors in the traditional delivery model. Because we are responsible for both design and construction, we cannot shift blame between disciplines. Every design decision is made with full awareness of its construction implications and cost impact. Clients receive a single point of accountability, a fixed budget before construction begins, and a team that is contractually and professionally responsible for the outcome.

Our standard process is fully integrated design-build, where our team manages both design and construction. If you have an existing architectural relationship you would like to maintain, we are happy to discuss how that might be structured. In some cases, we can work in a construction management capacity alongside an independent architect. We recommend discussing your specific situation during an initial consultation so we can advise on the best approach for your project.
Our projects range from ground-up custom homes on vacant or cleared sites to full gut renovations of existing structures and structural additions that expand the footprint of an existing home. We do not take on partial renovations, cosmetic updates, or maintenance work. Every project we accept involves a meaningful scope of construction work and a client who values precision, communication, and long-term quality over speed or price.
The first step is an initial consultation, which is complimentary and confidential. During this conversation, we learn about your project, your site, your timeline, and your priorities. We then assess whether the project is a good fit for our team and our current capacity. If it is, we move into a pre-construction agreement that covers design development, permitting, and detailed budgeting before any construction contract is signed. You are never committed to a construction contract before you have a complete design and a confirmed budget.

The Design-Build Process

1. Discovery & Vision

We begin with an in-depth consultation to understand your vision, site constraints, lifestyle, and long-term goals, no assumptions, just careful listening.

2. Design & Planning

Our in-house team develops drawings, material specs, and 3D renderings. You review and refine until every detail is right.

3. Budgeting & Pre-Construction

A detailed line-item budget is agreed upon before construction begins. Permits, engineering, and procurement are managed in parallel.

4. Construction

Our permanent team of tradespeople executes the build with weekly client updates, site access, and a dedicated project manager as your single point of contact.

5. Delivery

A final walkthrough, punch list completion, and comprehensive handover — including warranties, maintenance guides, and as-built drawings.
